Source first. Label the uncertainty.

The point of Mortgage Intelligence is not to manufacture a “best mortgage” claim. It is to make public lender information easier to compare while preserving the conditions and uncertainty around it.

1 — PRIMARY SOURCES

Lender pages first

We prioritize the public mortgage/rate pages of banks and credit unions. A third-party aggregator may help discovery, but it is not used as the authoritative rate when a lender source is available.

2 — RATE TYPE

Keep unlike products separate

Fixed, variable, high-ratio, open/closed and posted/special rates are not treated as interchangeable. Where conditions are unclear, we link to the lender rather than force a comparison.

3 — PROMOTIONS

Cashback is not a rate

Cashback and bundle offers are displayed in the specials tracker rather than blended into the interest-rate table.

4 — DYNAMIC PAGES

No number means no invented number

If a lender page dynamically loads a rate and the public retrieval layer does not expose it reliably, the field is marked dynamic and the official source is provided.

5 — TIMESTAMP

Every snapshot is dated

The rate data file carries a snapshot date. Rate pages can change after that date, so the lender’s live page always controls.

6 — NOT ADVICE

Research, not suitability

ARQS does not approve borrowers, determine affordability, recommend a lender or provide a personalized mortgage quote through this product.
